I came across Mats Youtube channel last year and immediately I was drawn to his style, his smile, his demure. We did a first met up call and we were hooked. [...] We secured our place in a space of 3 weeks notwithstanding the harshe housing market. If you are moving to Toronto, Mats Moy is your guy.
Pull up your area.
Look at the numbers.
Decide for yourself
I'm Mats Moy, a Toronto-based realtor with Real Broker Ontario. Pick the call that fits your situation, buying, selling, or just sorting out what's actually happening in your area, and you'll leave with a clearer read than you came in with.

Not a sales call. A real one.
→ This is straight answers, on a call. I pull up your neighbourhood, walk you through what's actually moving and what's stuck, and tell you what I'd do if I were sitting in your seat.
If we're a fit to work together later, great. If not, you'll still walk away with more clarity than you came in with. That's the whole deal.
You don't need to be ready. You don't need a budget. You don't even need to know which call to pick yet, just grab whatever fits closest and we'll figure the rest out together.
Four things you'll walk away knowing
No filler, no homework, no "let me prepare a CMA and email it next week." Whichever call you pick, we get to it.

01
What your area is doing right now
Last 90 days of sales on your street, your building, or your pocket. What's moving fast, what's sitting, and what's actually selling above or below ask.
-
02
Where you actually stand
Buying, selling, both, neither. We figure out what makes sense given your timeline, your money, and the market that exists today, not the one you read about online.
-
03
The timing question, honestly answered
Is now the right time, or are you better off waiting six months? I'll tell you what I think, and why, even if the answer is "wait."
-
04
Your next move, in plain English
One or two concrete things to do this week. Whether or not we end up working together, you leave with a step you can actually take.

The Market with Mats Moy
Weekly breakdowns of what's actually happening in the GTA market. If you've watched a few, the call will feel like a continuation, not a cold pitch.
5.0 stars across 53 Google reviews
The same straight-talking approach you'd get on the call. Every review on Google is a real client.
My listing was with another agent for 4.5 months without any offers. When I decided to be released from my listing and use Mats as my agent, I received 4 offers and my house was sold within a month. He is a miracle worker!
Mats is also very open and frank and will tell you what needs to be told, not what you want to hear and that's an amazing quality! [...] I would work with Mats again in a heartbeat and highly recommend him to anyone thinking about buying or selling.
What you're probably already thinking
If I missed your question, message me on YouTube or reply to the booking confirmation email. I read both.
I'm not actually planning to buy or sell yet. Is that okay?
Yes, completely. Most people I talk to are six to eighteen months away from doing anything. The whole point of the call is to figure out if and when it makes sense. There's no version of this where I push you to list or buy before you're ready.
Is this just going to turn into a sales pitch?
No. The call is too short for that and I'm not built that way. We talk about your situation and your area. If you ask how working together would look, I'll tell you. If you don't ask, I won't bring it up.
What if I'm not in Toronto proper?
I cover the entire GTA, plus Halton, Peel, and Durham. If you're somewhere I genuinely don't know well, I'll tell you on the call and refer you to an agent I'd send my own family to. Either way, you still get the time.
Will you spam me afterward?
You'll get the booking confirmation, a calendar invite, and a quick "thanks for the chat" message after the call. That's it. No drip campaign, no daily listings, no anything until you tell me you want it.
Which call should I pick, and what happens after?
If you're thinking about selling, pick Seller Consultation. If you're buying, pick Buyer Consultation. If you're not sure yet, or just want to talk through the market, pick the Discovery Call. Honestly, if you pick the wrong one, it's fine, I'll catch it on the call and we'll cover what you actually need.
After the call, most conversations end one of three ways: "let's stay in touch," "let's go deeper on this," or "thanks, I have what I needed." All three are good outcomes. None of them require you to commit to anything.
Can I book on behalf of my parents, a friend, or my partner?
Absolutely. Multi-generational and joint situations are most of what I do. Book under whichever name is easiest, and just mention the situation in the notes when you book so I come in prepared.
Pick a time. Worth it or not you decide.
Three call types up top: seller, buyer, or just a general discovery chat. Pick whichever fits your situation closest, grab whatever slot is least annoying, and I'll be on the other end.
